Mandelbaum Properties is a family‐owned real estate development and investment firm based in Des Moines, IA. Our principals have over 100 years of combined real estate experience, having served as managing partners for 17 real estate partnerships totaling over 1,500,000 square feet of mixed-use, retail, office, industrial and residential properties. We have also arranged over $250 million of sale‐leaseback and single‐tenant real estate transactions.

In our previous professional experience, we have participated in the acquisition of over $3 billion of real estate and real estate operating companies, and advised publicly traded companies on over $15 billion of completed M&A transactions. We have also led the entitlement and development of several large-scale real estate projects, encompassing over 1,300 residential units and 275,000 square feet of adaptive reuse workspace.

Today, our firm and its principals continue to actively execute diverse real estate strategies. Current and recentlycompleted developments include The Fifth, a 40-story mixed-use project in downtown Des Moines featuring luxury apartments, a hotel and a movie theater; Mainframe Studios, the nation's largest nonprofit building for creative workspaces; and Maffitt Ridge, a premier residential community featuring 38 estate lots.
